Let’s cut to the chase — crawlspaces in Georgia are a war zone. Between the humidity, clay soil, and builders cutting corners, it’s no wonder most homeowners have no clue what’s happening under their feet. I’ve crawled through hundreds across Macon, Warner Robins, Perry, and beyond, and here’s what I see over and over again — whether the home’s brand new or pushing 80 years old.
1. Falling or Missing Insulation
Cheap batt insulation stapled to the subfloor doesn’t stand a chance. Gravity, rodents, or moisture take it down, leaving your floors cold and your HVAC system overworked.
2. Standing Water
Poor grading, clogged gutters, or leaking pipes lead to puddles. That invites mold, wood rot, and termites. If I find standing water, it’s a red flag every time.
3. Unsealed or Thin Vapor Barriers
A flimsy plastic sheet doesn’t cut it. If the barrier isn’t sealed at the seams and fully covering the soil, you’re still letting ground moisture into the space.
4. Disconnected Ductwork
I see ducts blown apart or laying in the dirt more than you’d believe — especially in new builds. If you're cooling the crawlspace instead of your living room, you’re burning money.
5. Mold & Organic Growth
If it smells musty upstairs, it’s probably damp below. Mold loves warm, humid crawlspaces, and once it takes hold, it spreads fast on joists and insulation.
Bottom Line:
If you’ve never had your crawlspace inspected, don’t assume it’s fine just because it’s out of sight. I get in there, take video, document what I see, and tell it to you straight. No fluff. No guesswork.
