Electrical Panel

  • I will perform an inspection of the interior of the electrical panel by removing the panel cover and checking for any material defects or safety concerns.

  • I will be checking to see that the circuit breakers are labeled. This is a safety concern if they are not. .

HVAC System

  • I will operate the air conditioning and heating system using normal operating controls(ie, thermostat) checking that the systems are functioning correctly.

  • Approximate age of the units will be determined if able to properly identify the system by label.

Plumbing System

  • I will do a visual inspection of the water heater, making sure it is functioning as intended and has all the required safety features.

  • I will visually inspect and operate all plumbing fixtures throughout the home, checking for adequate water pressure and active water leaks.

Roof

  • I will walk the roof and visually inspect the shingles, all flashing and roof penetrations. This is a procedure to evaluate any possible avenues for water intrusion.

  • If there is a safety concern and we are not able to walk the roof, we will utilize our 4K resolution drone, we call "Maverick", which gives an equally thorough picture of the roofing system.

Fall Maintenance for your home.

  1. Check your home for water leaks.

  2. Have a heating professional check your heating system every year.

  3. Protect your home from frozen pipes.

  4. Run all gas-powered lawn equipment until the fuel is gone.

  5. Test your emergency generator.

  6. Have a certified chimney sweep inspect and clean the flues and check your fireplace damper.

  7. Remove bird nests from chimney flues and outdoor electrical fixtures.

  8. Inspect and clean dust from the covers of your smoke and carbon monoxide alarms.

  9. Make sure the caulking around doors and windows is adequate to reduce heat/cooling loss.

  10. Make sure that the caulking around your bathroom fixtures is adequate to prevent water from seeping into the sub-flooring.
