Most inspections take 2–3 hours depending on the size, age, and condition of the home. Larger or older homes, or those with crawlspaces, may take longer.
You're not required to be present, but we highly recommend it. If you attend, we’ll walk you through major findings in real-time and answer questions on-site.
You’ll receive a full report the same day in most cases—often before we even leave the property.
If your inspection is completed at 9 a.m., you’ll receive your report that afternoon.
If your inspection is completed at 2 p.m., you’ll receive your report by 8 a.m. the next morning at the latest.

Absolutely. We inspect every accessible area—including attics and crawlspaces—using thermal imaging and moisture detection tools where needed.
Drone inspections allow us to safely assess roofs that are too high, steep, or fragile to walk. We include aerial drone footage in your report when applicable.
All homes have issues—our job is to tell you what matters. We'll identify what’s major, what’s minor, and what you should do about it. Every report includes observations, implications, and recommendations.
Yes. We inspect single-wides, double-wides, and manufactured homes, including structural systems, plumbing, wiring, and underbelly conditions.
Yes. If repairs are made after your initial inspection, we’ll return to verify corrections. Just contact us to schedule a re-inspection—discounted rates often apply.

We always inspect for visible mold as part of every home inspection. If any potential mold-like substance is discovered, we’ll discuss it with you onsite. If lab confirmation is needed, we can take air or surface samples and send them to a certified lab in Florida for analysis.
We do not currently test for radon, and for water quality testing, we recommend contacting your local UGA Extension Office, which offers affordable and reliable testing services.
