The InterNACHI SOP is a baseline rulebook created by the International Association of Certified Home Inspectors (InterNACHI). It lays out exactly what an inspector is required to check during a standard home inspection. It also explains what’s not included so there are no surprises.
Under the SOP, your inspector will evaluate all the major systems of the home. The roof and attic are checked for the condition of shingles, flashing, gutters, ventilation, and insulation. The foundation and structure are reviewed for visible cracks, settlement concerns, grading, and water control. HVAC systems are inspected for heating and cooling performance, ductwork, filters, and general operation. Plumbing is reviewed for supply lines, drains, fixtures, water heaters, and any visible leaks. Electrical systems are examined including panels, outlets, switches, service connections, and grounding. Interior and exterior elements such as walls, ceilings, floors, windows, and doors are also assessed for condition and safety.
The SOP isn’t meant to be a code inspection or a guarantee. Inspectors aren’t required to move furniture, cut into walls, or dismantle systems. Cost estimates for repairs are not included either. That’s the role of licensed contractors. Instead, the SOP ensures the inspection is thorough, fair, and consistent across the board.
